Hemsedal Resort Comprehensive Master Planning


Hemsedal Mountain Resort is Norway’s second largest ski area. With approximately 800 meters of vertical rise, It provides 36km of downhill skiing on 29 individual pistes, 14 ski lifts, and 220 km of Nordic ski trails. Approximately 50% of Hemsedal’s guests are international visitors from Sweden, Denmark, England, Holland, Germany and other countries. There are approximately 6,000 existing hotel, apartment, lodge, and cabin commercial beds in total at Hemsedal Skisenter, 3,600 of which provide direct ski in / ski out access.

IAD has been assisting Hemsedal for over 15 years in comprehensive ski area and real estate master planning. Our involvement has included multiple lift installations, new piste planning and construction, Terrain park planning, beginner training area design, ski area expansion feasibility studies, bed base capacity recommendations, base village planning, ski in-ski out neighborhood design, and boutique hotel conceptual design.  IAD's current plans are focusing on a base area village expansion, gondola connection to the historic village of Hemsedal-Trøim senter, multiple new ski in / ski out cabin developments, and a 3 lift expansion of the backside at the resort.


  • Installation and construction oversight of 2 new lifts and approximately 20 hectares (50 acres) of new piste development.
  • Integrated design and site planning for two new hotel-apartment and skier service developments built during the last 5 years.
  • Kommune (County) and local village (town) planning for the integration and regulation of bed based development balanced to ski area growth.
  • Design and implementation oversight for a new 4km long piste connecting the resort to the historic Hemsedal-Trøim village.
