KIroro Mountain Resort Comprehensive Master Planning


Kiroro is a ski resort nestled in the mountains outside of Akaigawa, a beautiful small village in Hokkaido, Japan. The resort currently operates 9 ski lifts and 21 trails and has an impressive 610 meters (2,000 feet) of vertical descent. With high-standard facilities and Japanese-style hospitality, the base lands consist of a small commercial village, two hotels, an onsen style spa, and a blend of non-skiing activities.  With an average of 13 meters (43 feet) of annual snowfalls, it is an internationally recognized powder skiing mecca.  

Thai real estate developer Property Perfect Company acquired the resort and engaged IAD to guide the plans for the future of the resort.  As such, a due diligence and opportunities assessment  was performed by IAD resulting in a determination that the site presented one of the worlds best opportunities for development of an international destination resort.  We have since prepared a comprehensive resort master plan for upgrades and expansions to mountain and base lands.  This plan identifies upgrades to the existing infrastructure, ski area expansion opportunities, a powder ski training academy, multi-season activity plans, ski integration of existing real estate assets, and the development of new high, medium and low density ski in-ski out real estate zones.


  • Construction of 3 new hotel / apartment buildings, a gondola, tubing and snow play area, and skier service improvements set to begin in 2015.
